How to comply with the new regulations: The digital one-stop shop

Last June 12th at Stay Unique, we held our first exclusive webinar for owners interested in learning about the new legal requirements for renting their holiday homes in Spain. With 60 participants and more than 30 live questions, we saw reflected the enormous interest and need for clarity about the Digital One Stop Shop and the mandatory registration process.

What is changing?

From April 2024, owners of tourist homes must comply with a new regulation requiring them to obtain a Rental Registration Number (RIN) to operate legally. This measure is part of the new system of control and transparency in the tourism sector and is generating many doubts.

One of the main new features is that prior authorization from the owners’ community is required in order to operate a tourist accommodation, provided that the license has been granted after April 3, 2024.

What is the Digital One-Stop Shop?

It is a centralized platform that allows owners to register their tourist homes telematically. To do so, it is necessary to:

Have a digital certificate and be a subscriber user of the Association of Registrars.

Access the portal https://sede.registradores.org and follow a step-by-step procedure.

Complete a form that includes data such as the CRU of the property, the cadastral reference and the regional license.

Digitally sign and send the application. A provisional NRA is obtained after validation.
