On June 12th we hosted our very first exclusive webinar for property owners, focused on clearly explaining the new legal requirements for renting out tourist homes in Spain. With 60 attendees and over 30 live questions, it was clear that there’s huge interest in understanding how to comply with the Digital One-Stop Shop and the new mandatory registration process.
What’s Changing?
Since April 2024, anyone who wants to rent out their home to tourists must obtain a Unique Registration Number (NRU). This number is mandatory and must be obtained before advertising your property on platforms such as Airbnb, Booking.com, and others.
Additionally, if you received your tourist license after April 3rd, 2024, you will also need approval from your building’s homeowners’ association.
How Do You Get the NRU?
The process is completed through the Electronic Office of the Association of Registrars, and it is the rental platforms (OTAs) that later communicate the NRU to the Digital One-Stop Shop.
To obtain the NRU you will need:
- A valid digital certificate
- A subscriber account on sede.registradores.org
- Access to the corresponding section of the website
Once inside, you must complete a form with:
- The property’s Unique Registry Code (CRU)
- The cadastral reference
- The full address of the property
- Your regional tourist license
- Proof of homeowners’ association approval (if applicable)
Finally, you digitally sign and submit the request. If everything is correct, you’ll receive a provisional NRU by email, which will allow you to continue publishing your listing on the platforms.
Why Does It Matter?
If you rent out your home without obtaining the NRU, you could face significant fines and even lose your license. Your homeowners’ association may also report the activity if it wasn’t approved in an official meeting.
